Your Home Owner's Association!A little history might help those that have lived in Union Village for a while, and those that have recently moved to this community. Founded on March 6th, 1996, the Scheben Company and B&Z Development, Inc., began the development of Union Village, and set forth the UNION VILLAGE SUBDIVISION DECLARATION OF COVENANTS, CONDITIONS, AND RESTRICTIONS OF OWNERSHIP. This document has been dubbed "Thy Bylaws" by many, and serves to define the parameters by how each lot was to be developed, and the restrictions made for the owner's of these lots to live by or maintain their property. The covenants, conditions, and restrictions are there to maintain a certain degree of conformity, to preserve the integrity of the subdivision, and the value of each property. Each homeowner signed a purchase agreement when purchasing their home/property. On this agreement there is/should be a clause stating that, in essence, said homeowner agrees to abide by the rules and regulations set forth by the Home Owner's Association. Your Board of Directors have heard a few claim they were unaware of the Association as well as accompanying dues. Unfortunately, there have been a few realtors who have filed to inform prospective buyers of such. this, however, does not excuse these homeowner's from their obligations to the Home Owner's Association, however unfortunate they fell that may be. The Home Owner's Association was controlled by the initial developers until April, 2000, whereupon conditions were met that it would be turned over to the actual residents of the subdivision. Since this "changing of the guard" took place, it has become increasingly obvious that some changes or amendments to the "bylaws" would be necessary, as well as an increasing pressure or presence to enforce the restrictions set fourth by the "by-laws". This August 7th, 2007, the Union Village Home Owners' Association Board of Directors will hold its semi-annual General Meeting at 7:00 PM. We hope all residents/members of the Union Village will attend, as several amendments to the "bylaws", outlined later in this document, will be voted on! |
